You pay rent by the square metre and bill by the box

Everything between the top of your racking and the roof is leased space earning nothing. Rack-supported mezzanine turns that headroom into sellable slots — designed, fabricated, and installed by one team from Bekasi.

The economics

Three numbers decide whether a mezzanine pays

Not the price of steel. What matters is the gap between what you pay for a square metre and what you earn from the boxes standing on it.

01 — Unused height

Metres of air you already rent

Clear height minus racking height is the space you pay for and cannot bill. In most leased warehouses that is 4 to 6 metres, every month, for the length of the lease.

02 — Slot yield

Boxes per square metre

Shelf pitch, rack depth, and aisle width decide how many boxes a square metre of floor carries. Small changes here move total capacity by thousands of boxes.

03 — Retrieval speed

The SLA you sold to clients

Density is worthless if retrieval slows down. Stair placement, drop zones, and location numbering are designed around the turnaround you promised, not around the drawing.

What we build

Two systems, one facility

Rack-supported mezzanine — long-term retention

Two or three working levels built inside the same leased footprint. The racking carries the floor above, so no building columns are added and the whole structure can be dismantled if the lease ends. This is where the capacity gain comes from.

Pallet racking — intake and bulk

Corporate clients hand over documents by the pallet, not by the box. Heavy duty racking rated up to 3,000 kg per level, handled by forklift, keeps the intake zone moving instead of turning it into a floor stack.

What stays constant

JIS G3101 SS400 and JIS G3131 SPHC steel, Jotun powder coating, uprights fabricated up to 13 m without a splice. Everything is made in our own plant, so the load calculation on the drawing is the product that arrives on site.

Track record

Twenty years of racking that is still standing

Storage racking is a structure, not a fitting. What matters is who has built enough of it to have seen the failure modes — and can show the paperwork when procurement asks.

Verification

What procurement asks for, ready to send

Vendor registration at a large operator rarely stalls on the product. It stalls on paperwork that takes weeks to assemble. Ours is prepared and issued on request, usually the same day.

FAQ

Questions operators ask

How much extra capacity does a mezzanine actually add?

It depends on clear height. A warehouse with 8 m clear height filled with 2.4 m racking uses roughly a third of the space it pays rent for. Three tiers typically take capacity to about three times the single-level figure on the same leased floor area.

Is a rack-supported mezzanine a building modification?

No. The racking itself carries the working floor above it, so no additional building columns are required. The structure is bolted, which also means it can be dismantled and relocated when a lease ends.

What working floor load do you design to?

500 kg/m² for the working floor, with shelf safe working loads of 100–300 kg per shelf. Final figures follow the load calculation for your specific facility, including a check on the existing slab.

Can it be installed while the facility keeps operating?

Usually yes, in phases. We sequence installation zone by zone with your operations team so retrieval SLAs are not interrupted, and can work outside business hours where required.
